Terms of rent
1 BOOKING - A booking will be considered definitively confirmed only on receipt of the rental contract that Immobiliare Mazzini will send immediately after the deposit has been paid.
2 PAYMENT – 1/3 of the rental cost (minimum € 100) must be paid as a deposit directly to Immobiliare Mazzini via postal order or bank draft (the agency will provide the IBAN code). The balance of the rent must be paid on arrival when the keys are collected, together with the security deposit mentioned in point 10 and € 2,00 for stamp duty on the contract (art. 2 Presidential Decree 642/1972). Payment of the balance equal to or above € 3.000,00 cannot be paid in cash.
3 CANCELLATION – If the client wishes to cancel the booking, this must be done in writing at least 5 weeks before the start of the stay. The deposit will be refunded, with only agency costs deducted. Refunds will not be available in other cases and if the agency cannot rent the apartment to others the client is bound to pay the remaining sum of the rental agreed upon.
4 ARRIVAL – Guests should arrive on the day agreed upon, between 4 pm and 7.30 pm, at the offices of Immobiliare Mazzini, 33 Piazza Mazzini, Jesolo. Please inform Immobiliare Mazzini as soon as possible in the event of late arrival. Otherwise the apartment will be available only for the next 3 days and may be re-rented, with consequences for clients as set out in point 3. ID for everyone staying in the apartment must be provided on arrival for registration purposes.
5 CONDITIONS OF STAY – There should be no extra guests over the number agreed upon and who are not registered upon arrival. Violation of this condition, even temporarily, will lead to cancellation of the contract and the client will be liable to pay the rental amount agreed as a penalty. All guests must respect the Accommodation Rules, especially those regarding silence (during the afternoon and at night). Pets are NOT allowed
6 APARTMENT FURNISHINGS – All apartments are fully furnished and have a cooker, fridge, pots and pans and hot and cold water. Linens, tablecloths and tea towels are not provided.Mattress and cushion covers cannot be used as bedding (guests will be charged for damage). Irons and hairdryers are not normally provided. The client must inform the agency of any problems with the apartment or missing itemswithin 24 hours of receiving the keys. If this is not done, any defects or missing items will be presumed to be the fault of the client. Please remove chairs and tables from the garden or terrace before going out and fold up sunshades. Do not leave windows open while air conditioning (if present) is on. In the event of problems with air conditioning systems (where present), the agency guarantees it will send a technician within 3 days of notification (excluding Sundays). A sum of € 5 per day will be returned for each day that the air conditioning is not working.
7 DEPARTURE – The apartment must be vacated by 10 am on the day agreed. Departure must take place at the established time in order to allow staff to inspect the apartment. Immobiliare Mazzini can authorise departures in the evening or at other times, but will withhold the security deposit (details below) and return it via post after the apartment has been checked. The apartment must be left tidy and with no rubbish, floors should be swept, pots and pans should be washed and the fridge should be emptied and defrosted. Any objects left behind will be disposed if not requested within 24 hours.
8 AGENCY RESPONSABILITY – Immobiliare Mazzini acts only as an intermediary between the client and the owner of the apartment. It cannot therefore be held responsible for breakages, accidents, loss or any other inconveniences related to the accommodation. It offers its services to help resolve problems, but any requests for compensation must be addressed to the owner, via Immobiliare Mazzini sas.
9 SPECIAL NORMS – The agency reserves the right to inspect the apartment and ensure it is scrupulously maintained. If a serious failure to observe rental conditions is discovered the rental agreement will be legally void, with immediate effect, due to client breach of contract. The agency may take immediate action to vacate the accommodation, with the help of the forces of law if necessary, and reserves the right to demand compensation in the event of damage. Agency staff or anyone appointed by the agency is authorised to enter the apartment if needed, including while occupants are absent. If there is an unexpected and serious problem that prevents the apartment booked being available, the agency reserves the right to substitute it with another of the same type.
10 SECURITY DEPOSIT – Guests must take the utmost care of the apartment and its furnishings and appliances. Any damage must be paid for at list price. In order to guarantee the above and so that the apartment is left clean and tidy on departure the client must pay a security deposit of 100,00 Euro on arrival. This deposit will be returned on departure after the apartment has been checked.
11- The client declares that he/she has read and fully understood all the conditions of this contract and accepts them wholly and unconditionally.
