Terms of rent

1- BOOKING – The booking shall only be considered definitively confirmed upon receipt of the “rental reservation” notification, which Immobiliare Mazzini will send/hand over immediately after receiving the deposit. 

2- PAYMENT - 30% of the rent amount must be paid directly to Immobiliare Mazzini as a deposit (at least € 100.00). The outstanding rent amount and security deposit referred to under point 10 must be paid upon arrival, at the same time as the keys to the apartment are collected. Payments may be made in cash (within the legal limits) or via debit card, credit card or bank transfer; bank transfers must be received at least five days before arrival.

3- CANCELLATION - If a client is forced to cancel his/her booking, he/she must send written notification thereof; the deposit already paid will be withheld. If a booking is cancelled twenty days or less before arrival, then the tenant shall be obliged to pay the entire amount.

4- ARRIVAL - Check-in must be completed between 16.00 and 19.30 on the scheduled date, at Immobiliare Mazzini’s offices in Piazza Mazzini, 33 - Jesolo. Clients who are running late are kindly requested to promptly inform Immobiliare Mazzini, otherwise check-in will only be possible for the next three days, after which time the apartment may be rented out to someone else and the client shall incur the consequences described under point 3. Upon arrival, the ID documents of all people who will be staying in the apartment must be provided for registration purposes.

5- RULES OF STAY - It is forbidden to host more guests than those registered upon arrival. If more people are present in the apartment, even only temporarily, then the contract shall be terminated. All guests are obliged to comply with the internal Regulations and to strictly follow the rules regarding quietness, especially during the hours of silence in the afternoon and at night. Pets are NOT allowed in our accommodation, unless this has been authorised. 

6- APARTMENT AMENITIES - All apartments are fully furnished and come with a kitchen, refrigerator, kitchen utensils and hot and cold water. Linen, tablecloths and dishtowels are not provided in the apartments. An ironing board and hairdryer are normally not provided. The tenant must report any defects regarding the property or its furnishings to the Agency within 24 hours from when the apartment is handed over. Should said defects and faults not be reported, it will be presumed that they have been caused by the tenant. If the apartment is left unattended, guests are kindly requested not to leave any tables and chairs outside in the garden or on the terrace and to wind up the awnings. For any repair work, including for the air conditioning system or appliances in general, the agency guarantees that a technician will be sent out within three days from when the fault is reported.

7- DEPARTURE - Guests must leave the apartment by 10.00 on the agreed date. Check-out must be completed at the agreed time in order to allow members of staff to check the condition of the property. Immobiliare Mazzini may authorise departures at night or, in any case, not at the scheduled times, reserving the right to withhold the security deposit referred to below and to return it via post after carrying out the necessary checks. The apartment must be left neat and tidy, with no rubbish; the floors must be swept, the kitchenware washed up and the fridge empty and defrosted. Any belongings left behind in the apartment will be thrown away, unless they are claimed within 24 hours.

8- THE AGENCY’S RESPONSIBILITIES - Immobiliare Mazzini merely acts as an intermediary between the client and the owner of the apartment. The Agency may therefore not be held liable for any breakages, accidents, losses or inconveniences in general that may occur inside the accommodation. The Agency shall nonetheless provide its services to help resolve any problems, without prejudice to the fact that any claims for compensation for damages must be addressed to the owner, through Immobiliare Mazzini sas.

9- SPECIAL RULES - Employees of the Agency or of companies appointed by the latter shall be authorised to enter the apartments should this be necessary, even without any of the inhabitants being present. In the event of serious unforeseen circumstances regarding assignment of the booked apartment, the Agency reserves the right to replace it with another apartment with similar characteristics.

10- SECURITY DEPOSIT - Guests are obliged to take the utmost care of the apartment and its contents. Any damages must be paid for based on the price list. In order to guarantee compliance with the foregoing and the commitment to leave the apartment clean, neat and tidy upon departure, the client is obliged to pay a security deposit upon arrival. This security deposit will be retuned upon departure, after the apartment has been checked.

11- PRIVACY The tenant has been informed that his/her personal data will be processed pursuant to Italian Law no. 196/2003 and art. 13 of EU Regulation no. 679/2016 (“GDPR”) and in accordance withItalian Legislative Decree no. 101 of 10.08.2018.

12- THE CLIENT’S RESPONSIBILITIES - By signing this contract, the client declares that he/she is fully aware of all the contractual terms and conditions and that he/she fully and unconditionally accepts them.
